Quick answer

Airbnb management in Dubai means a DET-licensed operator runs your holiday home for a share of the revenue, typically 15-25 %. A typical professionally run 1-bed grossed AED 112,000 to AED 150,000 a year in the four central zones we measured, before costs. How Airbnb management works in Dubai

Holiday home rental in Dubai is regulated. Nobody may carry on the activity without a licence from the Department of Economy and Tourism (DET, formerly DTCM), under Executive Council Decree No. 41 of 2013. In practice an owner either appoints a DET-licensed operator or deals with DET directly; the official starting point is dubaidet.gov.ae.

A full-service manager typically covers the listing, pricing, guest messaging, check-in, cleaning and linen coordination, maintenance calls and the paperwork that goes with a permit. In return it takes a percentage of rental revenue. Industry guides put that at roughly 15-25 %. What is included and what is charged on top varies by operator, which is why the fees article lists the questions to ask before you sign.

Bliss Homes runs about 60 holiday homes in Spain. In Dubai we are launching, working with a DET-licensed operating partner while our own operator licence is in progress. We do not operate homes in Dubai ourselves today. What we can do now is give you a free income estimate and register you for the launch; see how it works.

What a typical professional unit earns, by area

The table shows the median gross annual revenue for professionally run units (rating 4.5+, available 271-365 days a year), with average occupancy and average nightly rate. Median means half of the comparable units earned more and half less. All figures are gross: before platform commission, cleaning, utilities, service charges and the management fee.

Small sample means fewer than 30 professional listings, so we do not quote a figure. The mean annual revenue is higher than the median in every zone because top performers pull it up; we lead with the median.

AirDNA estimates revenue from Airbnb and Vrbo listings. Nights sold through Booking.com or direct bookings are not always captured, so multi-channel operators can earn more than these figures.

Professional against amateur

The gap between a professionally run unit and the market as a whole is large. In Dubai Marina the median across all 1-bedroom listings is AED 54,000 a year gross, against AED 131,000 for the professional segment. The first group includes part-time and weak listings; the second is units that are open for most of the year and rated 4.5 or above. The same pattern shows in Downtown (AED 70,000 against AED 150,000) and every other zone in the data.

Seasonality matters too. December is the high season in every zone, and the summer heat months are the trough. In Dubai Marina the average 1-bed professional rate runs from about AED 300 in July to about AED 820 in December. A manager's job is largely to price across that range and keep the calendar full in the slow months.

Area by area

  • Dubai Marina: the largest market in the data, with 7,610 active listings, and a wide gap between professional and part-time units.
  • Downtown Dubai: the highest medians of the zones measured, with a sharp December peak.
  • Palm Jumeirah: high nightly rates, and also the highest long-term rents, which affects the comparison with a long let.
  • Business Bay: the highest professional 1-bed occupancy of the four central zones (78 %), with lower nightly rates and a stronger case for 2-beds.

Dubai Hills Estate, Jumeirah Lake Towers and Al Barsha South are also in the data. Their professional 1-bed medians are AED 118,000, AED 103,000 and AED 82,000 a year gross. Professional 2-bed samples there are too small to quote. The full set of tables, including the seasonality table, is on the income by area data page.

Gross income is not what you keep

Gross revenue is the top line. From it come the platform commission (typically 15-18 % of the booking value on Airbnb and Booking.com), the management fee, utilities and cleaning consumables. We estimate utilities at roughly AED 1,300 a month for a 1-bed and AED 1,800 for a 2-bed when run as a holiday home, and consumables and small maintenance at about 4 % of gross; both vary by building. Building service charges are paid whatever the rental model.

Be clear about the comparison with a long let. After these costs, a typical professionally run unit leaves the owner less per year than the average long-term asking rent in every zone we measured. For a Dubai Marina 1-bed the median owner net in our worked example is AED 68,000 a year, against an average asking rent of AED 102,000. The full table is in Is a holiday home in Dubai worth it?. A holiday home still makes sense in some cases: when you want to use the home yourself for some weeks a year, when you want the freedom to sell or move in without a tenancy, or when the unit performs in the top quarter.

How to choose an area

  1. Start with how you will use the home. If you want some weeks yourself, a premium area such as Palm Jumeirah or Downtown may fit even though the after-cost gap to a long let is wider.
  2. Compare the unit type, not just the area. A 2-bed in Business Bay and a 1-bed in Dubai Marina sit closest to the long-let rent after costs in our data.
  3. Check the building. Many buildings and owners' associations restrict holiday homes or require a no-objection certificate. If the property is mortgaged, check with the bank too.
  4. Look at the seasonal range. Summer is much weaker than December everywhere; ask how a manager prices and fills the slow months.
  5. Ask for the fee and what is included in writing before anything is signed. Bliss agrees its fee upfront, in writing.

Rules in brief

  • Every holiday home unit needs its own DET permit, and the permit number must appear in its adverts together with the operator's approved trade name (Administrative Resolution No. 1 of 2020, art. 14).
  • An operator needs Initial Approval, then the licence, then a permit for each unit, and a valid liability insurance policy for the licence period.
  • The fine for operating without a licence is AED 5,000, and for operating without insurance AED 2,000 (Executive Council Resolution No. 49 of 2014, Annex 2).
  • Guests pay the Tourism Dirham per night, collected by the operator; the rate depends on the property category. Check DET for current rates.

Permit and licence fees for holiday homes were waived under a 2026 support package; check the current position with DET. For tax questions, speak to a tax adviser in your country of residence.

Frequently asked questions

How much does Airbnb management cost in Dubai?

Industry guides put full-service management at roughly 15-25 % of rental revenue. Operators publish different figures and include different services, so compare what is covered as well as the percentage. See the fees article for published figures and questions to ask.

Do I need a licence to rent out my Dubai apartment short term?

Yes. Holiday home rental activity requires a licence from DET, and each unit needs its own permit. Owners can deal with DET directly or appoint a DET-licensed operator; check the process on dubaidet.gov.ae.

Which area earns the most?

Of the zones measured, Downtown Dubai has the highest professional medians (AED 150,000 for a 1-bed and AED 220,000 for a 2-bed, gross). Gross is not net, and the highest-earning areas also have the highest long-term rents, so compare after costs.

Is a holiday home better than a long let?

On the numbers we measured, a typical professionally run unit leaves the owner less after costs than the average long-term asking rent. A holiday home can still make sense if you want to use the home yourself, keep the option to sell or move in, or your unit performs in the top quarter.

Does Bliss Homes manage properties in Dubai?

Not yet. We run about 60 holiday homes in Spain and are launching in Dubai with a DET-licensed operating partner, while our own operator licence is in progress. You can ask for a free estimate and register for the launch.
