Quick answer

A professionally run 1-bed in Dubai Marina earned a median of around AED 131,000 a year gross, and a 2-bed around AED 162,000. After platform commission, a 20% management fee (a neutral example), utilities and consumables, the owner keeps about AED 68,000 and AED 81,000. That is less than the average long-let asking rent, but the 1-bed is the closest case of any area we measured. Get a free estimate for your unit.

The largest market, and the most crowded

AirDNA counts 7,610 active listings in Dubai Marina over the 12 months to September 2026. No other area in this series comes close. That depth is useful for an owner, because there is a lot of data on what works. It also means guests have a lot of choice, so the listing, the photos, the pricing and the reviews decide who gets booked.

Across all listings the average nightly rate was about AED 660 and the average occupancy 68%. Those averages hide a very wide spread, which the rest of this article is about. For the city-wide picture and a comparison of all seven areas, see the Dubai Airbnb management guide.

The seasons: July against December

Dubai has a winter high season and a summer trough. In Dubai Marina the pro 1-bed averaged about AED 300 a night in its weakest month, July, and about AED 820 in December. That is roughly 2.7 times higher. For a 2-bed the low was June at about AED 410 and the peak December at about AED 1,230.

Professional listingsWeakest month (rate)December (rate)Weakest occupancy monthStrongest occupancy month
1-bedJuly, AED 300AED 820March, 42%November, 89%
2-bedJune, AED 410AED 1,230March, 33%November, 85%

Occupancy peaks in November and rates peak in December, so the best months for income are the run from November into December. March is the weakest month for occupancy. An owner who plans on a flat monthly figure will be disappointed twice a year; an owner who expects a strong winter and a quiet summer will not. The period we measured includes the 2026 downturn, when summer rates fell sharply, so the low months here are not a normal summer.

Professional against part-time: the gap in one number

The median Dubai Marina 1-bed listing of any kind grossed around AED 54,000 in the year. The median professionally run 1-bed grossed around AED 131,000. Here "professional" means a rating of 4.5 or higher and a unit available 271 to 365 days a year, measured on 597 1-bed listings.

The average for the same group is higher, about AED 148,000, but that figure is pulled up by the top performers, so use the median. The top quarter of pro 1-beds reached AED 159,000 or more. For 2-beds (253 listings) the median was around AED 162,000, the average around AED 202,000 and the top quarter AED 210,000 or more.

What separates the groups is mostly not the flat. It is how many nights the unit is open, how it is priced across the year, and how it is looked after. A part-time listing that blocks the calendar and keeps one static price will land in the lower half. That is the practical case for professional management, and also the reason a "gross revenue" headline needs reading with care: all figures here are before platform commission, cleaning, utilities, service charges and the management fee.

What the owner keeps, and how that compares with a long let

Gross is not income. Our worked example takes the median professional listing, removes the platform commission (15.5%, within the typical 15 to 18% range), a management fee of 20% (a neutral example, the mid-point of the 15 to 25% market range, not a quote), utilities of AED 1,300 a month for a 1-bed and AED 1,800 for a 2-bed (our estimates), and consumables at 4% of gross (our estimate). Building service charges are excluded because the owner pays them under either model.

Dubai MarinaGross, medianOwner net, medianOwner net, top quarterLong-let asking rent
1-bedAED 131,000AED 68,000AED 86,000AED 102,000
2-bedAED 162,000AED 81,000AED 112,000AED 156,000

Stated plainly: in Dubai Marina a typical professionally run holiday home leaves the owner less per year than the average long-let asking rent. For the 1-bed the median net is about two thirds of the asking rent, and the top quarter reaches about 84%. For the 2-bed the median net is about half. Asking rents are before the agency fee and any empty months, and achieved rents can be lower than asking, so the real gap may be smaller. The rent figures come from the dubizzle Market Report for the first half of 2026.

When Dubai Marina still makes sense as a holiday home

  • You want to use the flat yourself for some weeks a year. A 12-month tenant rules that out.
  • You want to keep the option to sell or move in without waiting for a tenancy to end.
  • The flat is already furnished to holiday-home standard, so the set-up cost is already paid. If you are starting from empty, our estimate for furnishing a 1 or 2-bed is AED 35,000 to 50,000.
  • The unit can perform in the top quarter, which depends on view, floor, building and how well it is run.

The 1-bed is the strongest of those cases here. If none of these apply, a long let is simpler and, on these numbers, pays more. Our estimate compares both options for your unit. If a long let pays you more, we will tell you.

Rules to know before you list

Nobody may carry on holiday home rental activity in Dubai without a licence from the Department of Economy and Tourism (DET, formerly DTCM), under Executive Council Decree No. 41 of 2013. Every unit needs its own holiday home permit, and the permit number and the operator's approved trade name must appear in its adverts. An operator needs a valid liability insurance policy. Operating without a licence carries a fine of AED 5,000 under the 2014 schedule.

Permit and licence fees were waived under a 2026 support package; check the current position with DET at dubaidet.gov.ae. Many Marina towers also restrict short stays or ask for a no-objection certificate from the owners' association, and a mortgage lender may have a say too, so ask the building and the bank first.

We are launching in Dubai with a DET-licensed operating partner; our own operator licence is in progress, and we do not currently operate holiday homes in Dubai ourselves. Any fee is agreed upfront, in writing, before anything is signed. To see how fees are usually structured, read Airbnb management fees in Dubai.

Frequently asked questions

How much does a Dubai Marina holiday home earn?

A typical professionally run 1-bed grossed around AED 131,000 over the 12 months to September 2026 and a 2-bed around AED 162,000 (medians). The top quarter reached AED 159,000 and AED 210,000. These are gross figures, before commission, costs and management fee. AirDNA estimates revenue from Airbnb and Vrbo listings; nights sold through Booking.com or direct bookings are not always captured, so multi-channel operators can earn more than these figures.

When is the best time of year in Dubai Marina?

Occupancy peaked in November (about 89% for a pro 1-bed) and nightly rates peaked in December (about AED 820). July was the weakest month for rates for the 1-bed, and March for occupancy.

Does a holiday home beat a long let in Dubai Marina?

Not on income alone. After costs the median pro 1-bed leaves about AED 68,000 against a long-let asking rent of AED 102,000. It can still make sense if you want personal use, flexibility to sell or move in, or a unit that performs in the top quarter.

Do I need a licence to rent out my Marina flat short-term?

Yes. Holiday home rental needs a licence from DET, a permit for each unit and a valid liability insurance policy. The permit number must appear in the adverts. Check the owner route and the current fees with DET directly.

What does management cost?

Industry guides put full-service management at roughly 15 to 25% of rental revenue in Dubai. Our worked example uses 20% as a neutral mid-point, not as a quote. Ask for set-up fees, furnishing packages and minimum terms in writing before you sign.
