Several units or a building

More than one home changes the operation.

A second unit, a floor or a whole building is a different job from one apartment: licensing, a consistent standard and a plan for how to start. Here is how it can work.

How the operation changes

What is different at scale.

The licence route

An individual owner can register up to 8 units with DET on one account, in their own name as on the title deeds. Beyond that, or when the owner is a company, DET has its own routes, including an operator licence; a DET-licensed operator can also hold the permits. We confirm the right route for your set of units with DET. We work with a licensed partner.

One standard

Guests rate the building, not the unit number. Identical furnishing, linen, check-in and cleaning keep reviews consistent and make turnovers faster.

Building rules

A whole building or a floor still needs a clear answer on holiday-home use from the owners' association, and for a whole title deed, a completion certificate and a landlord No Objection Certificate for the permit.

Three ways to work with us

Pick the start that fits your risk.

All three start from the same estimate. None of them includes a guaranteed rent, and our fee is agreed in writing before you sign.

  1. Management with our partner

The service on our services page, delivered together with our DET-licensed operating partner: listings, daily pricing, guests and a monthly statement. Best if you have decided already.

  2. A phased start with a pilot unit

Start with one unit and run it through a high and a slow season in the data before adding more. Best if you want proof in your own building before you commit.

  3. A long-let check per unit

We compare each unit with a long let before it goes on the platforms. Some units pay more as long lets, and we say which. Best if you are unsure it is worth it.

Who does what

You, the operator, and us.

You own the units and choose the route. The operator holds the licence and the permits, or you register up to 8 units yourself. We prepare the plan, the estimate and the standard, and stay in touch in English and Spanish.

We are launching in Dubai with a DET-licensed partner, and our own operator licence is in progress. We do not operate homes in Dubai ourselves today.

Numbers first

Read the unit economics before the scale.

Scale multiplies the result, whether good or not. After typical costs, the median professionally run unit leaves the owner less than the average asking long-let rent in the areas we measured. The estimate shows the figures for your unit type.

See what units gross and what is left after costs, and the data by area.

Before you start

A short checklist for several units.

  • Holiday-home use confirmed by the owners' association, in writing
  • Titles, and who is on the DET account, aligned with each unit
  • A single furnishing standard and a budget per unit type
  • A decision on the route: own registration or a licensed operator
  • A pilot unit chosen, if you start in phases
  • A long-let comparison per unit
What stays the same

The rules of a single unit still apply to each one.

Every unit needs its own DET permit and the permit number in every advert. Each unit is classified as standard or deluxe. The Tourism Dirham is charged to guests per occupied room per night, for up to 30 consecutive nights, and collected and paid over by the licensee. Guest data is submitted to DET.

With several units the volume of this admin grows with the number of units, so it is worth settling who does it, and with which tools, before the second unit goes live. Fees were waived under a 2026 support package; check the current position with DET.

The economics also stay per unit. Two identical studios in one building can perform differently because of floor, view and layout, so the estimate works unit by unit and then adds them up.

FAQ

Questions owners ask first.

How many units can I register with DET myself?

An individual homeowner can register up to 8 holiday home units on a DET account, in the name that matches the title deed. Beyond that, or when the owner is a company, DET has its own routes, including an operator licence, or a DET-licensed operator can hold the permits. We confirm the right route with DET.

Can you take a whole building?

We assess it case by case. The estimate and the building rules come first, and we say whether it is in scope before any long piece of work. We launch with a licensed partner, so the operating side depends on what that route allows.

Is it worth starting with one unit?

Often, yes. A pilot unit shows how the building performs through a high and a slow season, and lets the standard be tuned before you add more. It costs time, so it is a trade-off.

Do you guarantee rent for the units?

No. There is no guaranteed rent and no target return in the Dubai launch. Our fee is agreed in writing before you sign.

What if a long let pays more for some units?

Then we say so. The long-let check per unit is one of the three ways to start, and the estimate always compares both.

Does each unit need its own permit?

Yes. Every unit needs a DET permit with its own number, and the number must appear in the adverts. Fees are AED 300 per bedroom, capped at AED 1,200 a year, plus AED 50 for classification, and were waived under a 2026 support package; check the current position with DET.
