Full-service Airbnb management in Dubai is usually quoted at roughly 15-25 % of rental revenue. Published fees from four operators run from 12 % to 18 % (as published on their websites, October 2026). The percentage is only part of the cost: check the fee base, what is charged on top, and the terms, in writing. Get a free estimate to see the numbers for your unit.
The market range
Industry guides put full-service holiday home management in Dubai at roughly 15-25 % of rental revenue. These are secondary sources, so treat the range as a guide to what to expect, not a rule. The lower end usually means fewer services or a larger operator pricing on volume; the higher end usually means more is bundled in. Neither tells you which offer leaves more money in your account, which depends on what else is charged and on how well the unit is run.
Fees operators publish
Some operators publish a headline percentage. The table lists those we found, as published on their websites, October 2026. We list them for reference only; we do not rank them, and a headline percentage does not show what is included.
| Operator | Published management fee | Note |
|---|---|---|
| Frank Porter | 17 % flat | Published as a flat percentage |
| Daify Holiday Homes | 16 % | Published as "Net of 16% is DAIFY Commission" |
| PRHO / Holiday Home Management (Signature) | from 12 % | "From" figure; the final rate is not stated |
| GuestReady Dubai | from 18 % | "From" figure; the final rate is not stated |
Where a figure says "from", ask what the final rate would be for your unit and what changes it. Fees may have changed since we checked; confirm directly with the operator.
What is usually included, and what is extra
A management fee normally covers listing creation and optimisation, pricing, guest communication, check-in coordination and a monthly owner statement. Other items are often charged separately or passed through at cost. Ask for each in writing.
- Cleaning and linen. Usually charged per stay, often to the guest as a cleaning fee, or deducted from the owner's payout.
- Set-up. Photography, listing creation, key and lock arrangements. Some operators charge a set-up fee; some do not.
- Furnishing. Our estimate for furnishing a 1-2 bed to holiday-home standard from empty is AED 35,000-50,000. Some operators offer furnishing packages; terms vary.
- DET permit and licensing. Every unit needs its own permit. Under the 2014 fee schedule, a unit permit was AED 300 per bedroom, capped at AED 1,200 per unit per year, and that schedule may have been superseded. Fees were waived under a 2026 support package; check the current position with DET at dubaidet.gov.ae.
- Tourism Dirham. Guests pay it per night, collected by the operator; the rate depends on the property category. Check DET for current rates.
- Maintenance. Repairs and replacements, and a call-out or coordination charge in some contracts.
- Utilities and service charges. These are the owner's. We estimate utilities at roughly AED 1,300 a month for a 1-bed and AED 1,800 for a 2-bed when run as a holiday home; building service charges vary widely.
The fee base: what is the percentage of?
Two operators quoting the same percentage can charge very different amounts if the base differs. The main variants are a percentage of gross booking value, and a percentage of revenue after the platform commission (Airbnb and Booking.com typically take 15-18 % of the booking value). Cleaning fees paid by guests may or may not be counted in the base. Ask which one applies, and ask for a statement format that shows it line by line.
Worked example: a Dubai Marina 1-bed
This uses the median for a professionally run 1-bed in Dubai Marina, AED 131,000 a year gross. The example takes a neutral 20 % management fee, the mid-point of the 15-25 % market range, on revenue after a 15.5 % platform commission, with utilities at AED 1,300 a month and consumables at 4 % of gross. Figures are rounded to the nearest AED 1,000. Building service charges are excluded because the owner pays them under any rental model.
| Line | AED a year |
|---|---|
| Gross revenue (median, professional 1-bed) | 131,000 |
| Platform commission (15.5 %) | -20,000 |
| Revenue after commission | 111,000 |
| Management fee (20 % example) | -22,000 |
| Utilities (AED 1,300 a month) | -16,000 |
| Consumables and small maintenance (4 % of gross) | -5,000 |
| Owner net (before service charges) | 68,000 |
Two things follow. First, the management fee is the largest single line, but it is not the whole story: in this example platform commission, utilities and consumables together take more than the fee. Second, the fee base matters. A 20 % fee charged on gross rather than on revenue after commission would be about AED 4,000 higher a year in this example (20 % of AED 131,000 is about AED 26,000, against about AED 22,000). This is illustrative arithmetic, not a quote from anyone.
For comparison, the average asking rent for a Dubai Marina 1-bed on a long let is AED 102,000 a year (dubizzle Market Report H1 2026), before agency fee and void periods. After costs, a typical professionally run unit leaves the owner less than that, and the same holds in every zone we measured. The worth-it article shows the full table and the cases where a holiday home still makes sense.
AirDNA estimates revenue from Airbnb and Vrbo listings. Nights sold through Booking.com or direct bookings are not always captured, so multi-channel operators can earn more than these figures.
Questions to ask before you sign
- What is the fee, what is it a percentage of, and is the cleaning fee in the base?
- Is there a set-up fee, a furnishing package or a minimum term? Ask for them in writing.
- Who holds the DET permit for my unit, and is the permit number in every advert?
- What liability insurance covers the operation?
- Which costs are deducted from my payout, and how do I see them in the monthly statement?
- Can I use the home myself, and how do I block dates?
- What happens if I want to end the agreement or sell the unit?
- Who handles building rules and any no-objection certificate?

Frequently asked questions
What is a typical Airbnb management fee in Dubai?
Industry guides put it at roughly 15-25 % of rental revenue for full service. The operators we checked publish figures from 12 % to 18 %, as published on their websites, October 2026. What is included varies, so compare the services and the fee base as well as the percentage.
Is the fee charged on gross revenue or after the platform commission?
It depends on the operator and the contract. Some charge a percentage of the booking value; others charge on revenue after the platform commission. Ask which applies and whether guest cleaning fees count, because the same headline percentage can give different amounts.
Are cleaning and linen included?
Often not. Cleaning and linen are commonly charged per stay or deducted from the owner's payout, separately from the management percentage. Ask for the cleaning and linen arrangement in writing.
Who pays for the DET permit?
Every unit needs its own permit, and who pays depends on the agreement. Permit and licence fees were waived under a 2026 support package; check the current position with DET at dubaidet.gov.ae. Ask the operator who applies for the permit and whose name it is under.
Does Bliss Homes charge a set-up fee in Dubai?
Bliss agrees its fee upfront, in writing, before anything is signed, including anything charged on top. We are launching in Dubai with a DET-licensed operating partner, so we ask you to request the estimate and the terms in writing before deciding.
