Quick answer

A professionally run 1-bed in Dubai Hills earned a median of around AED 118,000 a year gross, at 81% average occupancy. After platform commission, a 20% management fee (a neutral example), utilities and consumables, the owner keeps about AED 59,000, which is roughly 55% of the average long-let asking rent of AED 107,000. We give no 2-bed figure because the professional sample is too small. Get a free estimate for your unit.

What kind of market Dubai Hills is

Dubai Hills Estate is a master-planned community with apartments, townhouses and villas around a golf course and a large park. It draws guests who want space and a residential feel rather than the high-rise skyline of the Marina or Downtown: families, groups travelling together, and visitors staying for a week or more. That matters for an owner, because the guest profile differs from the short city break that fills many central towers.

The data set counts 844 active listings in the area over the 12 months to September 2026, far fewer than Dubai Marina's 7,610. A smaller, calmer market is easier to read, but it also means fewer comparable listings for any one unit type, and some segments are too thin to quote. The city-wide view is in our Dubai Airbnb management guide.

The 1-bed: highest occupancy, middle income

The 1-bed is the segment with solid data here. We have 86 professional 1-bed listings (rating 4.5 or higher, available 271 to 365 days a year) and 482 1-beds of any kind.

Dubai Hills, 1-bedListingsMedian gross / yearTop quarterOccupancyAverage rate

Professional 1-beds86AED 118,000AED 132,00081%AED 450

Occupancy of 81% is the highest we measured for a professional segment in any of the seven areas, but income is not the highest, because the average nightly rate of about AED 450 is below Dubai Marina, Downtown and Palm Jumeirah. The pro group's average gross is about AED 135,000, pulled up by the best units; the median of AED 118,000 is the better guide. All figures are gross, before platform commission, cleaning, utilities, service charges and any management fee.

Notice that the all-listings 1-bed also posts 78% average occupancy. In this community even part-time listings fill, so the difference between professional and amateur shows up mainly in the number of nights on offer across the year, not in how full the unit is or in the nightly rate (the professional average is slightly lower).

The 2-bed and the villas: qualitative only

Only 26 professional 2-beds are in the data, below our threshold of 30 listings, so we do not quote a 2-bed income figure. Villas and townhouses are not broken out in the data at all. What can be said without a number is that larger homes in a family community tend to suit groups travelling together, at higher nightly rates, and that their income depends heavily on the specific house: garden, pool, layout and furnishing. For a villa or a 2-bed, treat any figure from a market average with caution and ask for an estimate built on close comparables.

Through the year

Dubai Hills keeps the city's winter-high, summer-low pattern. For the professional 1-bed the weakest month for rates was June, at about AED 290 a night, and the strongest was December, at about AED 700. Occupancy was lowest in March, at 63%, and highest in November, at 94%.

Professional 1-bedRateOccupancy
Weakest rate month: JuneAED 290n/a
Strongest rate month: DecemberAED 700n/a
Weakest occupancy month: Marchn/a63%
Strongest occupancy month: Novembern/a94%

Even the weakest occupancy month is above 60%, which is a steadier pattern than in many central towers. The period includes the 2026 downturn, when summer rates fell sharply, so the June figure is lower than a normal summer would give.

What the owner keeps, and the long-let comparison

The worked example takes the median pro 1-bed and removes platform commission (15.5%, within the typical 15 to 18% range), a management fee of 20% (a neutral example, the mid-point of the 15 to 25% market range, not a quote), utilities of AED 1,300 a month (our estimate) and consumables at 4% of gross (our estimate). Service charges are excluded because the owner pays them under either model.

Dubai Hills, 1-bedGrossOwner netLong-let asking rent
MedianAED 118,000AED 59,000AED 107,000
Top quarterAED 132,000AED 68,000AED 107,000

Stated plainly: after costs, a typical professionally run 1-bed leaves the owner less than the average long-let asking rent, about 55% of it at the median and about 64% for the top quarter. Do not compare the AED 118,000 gross with the AED 107,000 rent: that sets revenue before costs against an asking rent, and it is the comparison that flatters short stays. The rent comes from the dubizzle Market Report for the first half of 2026. It is an asking rent, before agency fees and empty months, and achieved rents can be lower, so the true gap may be smaller.

Who a Dubai Hills holiday home suits

  • Owners who want to use the home themselves for school holidays or winter weeks, which a 12-month tenancy rules out.
  • Owners who value flexibility to sell or move in without waiting for a tenant to leave.
  • Owners with a furnished home already. From empty, our estimate for furnishing a 1 to 2-bed is AED 35,000 to 50,000; see furnishing a holiday home in Dubai.
  • Owners whose unit can reach the top quarter, where the net gets closer to the rent.

If none of these fits, a long let is simpler and, on these numbers, pays more. Our estimate compares both options. If a long let pays you more, we will tell you. Rules to know before you list

Holiday home rental in Dubai needs a licence from the Department of Economy and Tourism (DET, formerly DTCM) under Executive Council Decree No. 41 of 2013, and every unit needs its own permit, with the permit number in its adverts. Operating without a licence carries a fine of AED 5,000 under the 2014 schedule. A community with a homeowners' association may have its own rules on short stays and on villas, so ask the master developer or association before you list, and your bank if the home is mortgaged.

Permit and licence fees were waived under a 2026 support package; check the current position at dubaidet.gov.ae. We are launching in Dubai with a DET-licensed operating partner; our own operator licence is in progress, and we do not currently operate holiday homes in Dubai ourselves. Any fee is agreed upfront, in writing, before anything is signed.

Frequently asked questions

How much does a Dubai Hills holiday home earn?

A typical professionally run 1-bed grossed around AED 118,000 over the 12 months to September 2026 (median, 86 listings); the top quarter reached AED 132,000. These are gross figures. AirDNA estimates revenue from Airbnb and Vrbo listings; nights sold through Booking.com or direct bookings are not always captured, so multi-channel operators can earn more than these figures.

Is occupancy really higher in Dubai Hills?

Yes, for the 1-bed. Professional 1-beds averaged 81% occupancy, the highest professional figure among the seven areas we measured, and even the weakest month, March, stayed at 63%. Higher occupancy does not mean higher income, because the average nightly rate is below Dubai Marina, Downtown and Palm Jumeirah.

Why is there no 2-bed or villa figure?

The professional 2-bed sample is 26 listings, below our minimum of 30, and villas are not separated in the data. We prefer to say so than to print a number that a few units could distort.

Does a holiday home beat a long let in Dubai Hills?

Not on income alone. After costs the median pro 1-bed leaves about AED 59,000 against a long-let asking rent of AED 107,000. It can still make sense for personal use, flexibility or a unit in the top quarter.

Do I need a licence to rent out my Dubai Hills home short-term?

Yes. Holiday home rental needs DET approval and a permit for each unit, with the permit number in the adverts. Check the owner route and current fees with DET directly.
